There’s a residential building boom happening along the newly improved Van Ness corridor between Green and Greenwich Streets. At the south end, Union House (completed last year) is now over 50 percent sold out. At the north end, the groundbreaking at 2601 Van Ness is imminent. And in between, construction is underway at 2525 Van Ness aka The Belvedere.

According to plans obtained from SF Planning, this newest mixed use project rising in Cow Hollow consists of seven levels of 2- and 3-bedroom dwellings, one street-level commercial space, and a subterranean garage including bicycle parking and additional storage. All but three homes have private outdoor space and a massive 3,000+ square foot shared rooftop terrace tops the building.

Early plans for The Belvedere designed by Studio N and approved in 2018 called for approximately half of the units to be bi-level townhomes. Revised plans by DLR Group and further refined by Handel Architects eliminated all such units in favor of single-level flats, without change to the number of units. Much of the prior front and rear facade design was preserved; light wells were introduced at the north and south elevations. Those latest plans were approved in September 2021.
