The following is adapted from the April 2024 Monthly Indicators report published by the San Francisco Association of REALTORS®.
Elevated mortgage interest rates and rising sales prices continue to keep some prospective buyers on the sidelines. The benchmark 30-year fixed rate spent the second half of the month above 7 percent, reaching the highest levels since November 2023 according to Freddie Mac. Meanwhile, the nationwide median existing-home price recently marked a ninth consecutive month of year-over-year growth.
In San Francisco, year-over-year, New Listings were up 21.0 percent for Single-Family homes and 26.0 percent for Condo/TIC/Coop properties. Pending Sales increased 21.0 percent for Single-Family homes and 18.8 percent for Condo/TIC/Coop properties.
The Median Sales Price was up 13.7 percent to $1,775,000 for Single-Family homes but slid 6.4 percent to $1,100,000 for Condo/TIC/Coop properties. Months Supply of Inventory decreased 15.0 percent for Single-Family units but was up 16.2 percent for Condo/TIC/Coop units.
Warmer temperatures appear to have helped bring some sellers back to the market. Nationally, total inventory was up 4.7 percent month-over-month and 14.4 percent year-over-year according to the National Association of REALTORS®. Demand nevertheless continues to outpace supply and properties are selling in less time.
