Here is the first look inside 2- and 3-bed residences as built, priced at $1,599,000 and $3,500,000 respectively. Showings available by appointment. See the approved lenders to get qualified.

Insiders will recall we began our coverage of The Belvedere in 2022, at which time a Spring 2023 opening was anticipated. A sampling of floor plans and building specs arrived in the following months. As the scaffolding came down and construction neared completion, few details emerged with regard to pricing or pre-sale opportunities. Then, this past September, a soft launch to the broker community invited qualified home buyers to preview the 28 new homes on deck — with seemingly little fanfare.

Today, the first listings at Cow Hollow‘s latest luxury condominium development appeared on real estate feeds around the world. It’s been a long time coming, to be sure, but finally we have a true as-built first look inside. However, eager house hunters will have to join the queue for in-person access. These residences are being shown by appointment only until further notice.

Let’s take a peek at the 2- and 3-bedroom offerings.

RESIDENCE 305

One of 22 two-bedroom homes, 2525 Van Ness Avenue #305 is among the largest configurations at ±1,353 square feet. A central entertaining area with formal dining space to comfortably accommodate six persons is joined by a powder room and east-facing balcony. Two bedrooms at opposite sides feature ensuite baths. Design highlights include striking angular bay windows, integrated gas appliances by Miele, a freestanding tub in the spa-like primary bath, imported stone surfaces, and oak flooring throughout.

Offered at $1,599,000 (parking extra).

RESIDENCE 501

Situated at the rear of the building’s uppermost three floors are six three-bedroom residences, each with three ensuite baths, a powder room, and private outdoor space. The elevation of 2525 Van Ness Avenue #501 affords a full-span view of the Golden Gate Bridge from its balcony as well as two of the bedrooms. Measuring in at ±1,953 square feet, the living spaces are well-proportioned and storage is generous. Just two floors up, a 6,200+ square feet resort-style roof terrace is quite possibly the neighborhood’s best.

Offered at $3,500,000 (parking extra).
