A home that stands out from the crowd is sure to attract attention, but finding a real buyer may not be so easy. That’s what self-proclaimed DIY QUEEN @taybeepboop is finding out with her “one-of-a-kind, art-forward” home at 398 Guerrero Street which landed on the market early last month.

398 Guerrero Street is marketed and listed exclusively by cooperating broker Compass. All listing photos courtesy of SFAR MLS.

The social media personality purchased the 3-bedroom and 2-bathroom condominium for $1,222,000 in 2020 and soon went to work on the space. Where a complete void of color once prevailed, now peak playful design is a feast for the eyes at every turn. From freeform murals and faux living walls, to a mirrorball menagerie and tiki bar for two, the fully-realized artistry is extraordinary — inspiring even. As of March 2023, the dozens of reels documenting this transformation had garnered well over a million likes.

Conventional wisdom, however, holds that real estate listings dressed down in neutral tones, depersonalized and professionally staged are the most likely to sell quickly and fetch top dollar. Appealing to the largest audience and creating an environment where buyers can easily envision themselves is key. To be certain, 398 Guerrero Street is absolutely move-in ready. But the boldly styled space — squiggles and all — isn’t for everyone. So far, at almost 60 days on market, the Insta-famous home’s exposure to innumerable potential buyers has failed to produce an offer.

hey, home buyer

Winning in a real estate market as dynamic as San Francisco’s calls for hyperlocal expertise. We earn our clients' business every time. No pressure, just experience.

Tap that icon to the right. Let's talk.

In an effort to turn things around, a just-released series of digitally modified photos, below, now offers house hunters an alternative vision for the Victorian flat — a blank canvas near identical to what it was the last time it sold. Additionally, the home’s list price was reduced last week by more than $100K to $1,249,249. It is currently the least expensive 3-bedroom condominium for sale in the Mission Dolores neighborhood and a compelling deal under $800 per square foot. It’s worth noting that all existing furniture and decor is included at no extra cost. Let’s make a deal!
