SF’s Best 1, 2 & 3 Bed Condos Priced To Sell Under $1 Million
The strategic underpricing of real estate listings followed by buyer overbids in San Francisco is a tale as old as time (unless we’re talking about brand new construction homes). BUT every so often homebuyers are gifted with a “buy it now” transparent price and the opportunity to purchase in a non-competitive fashion. Sometimes this is the result of a failed attempt to get multiple offers from the outset, other times it’s a function of seller motivation, and still other times it’s just plain old traditional-style marketing. Not all transparently priced listings are priced to sell on par with comparable properties, but for what it is, it can be a favorable alternative to suffering buyer fatigue.
Below, we’ve compiled a selection of transparently priced homes currently for sale. Enjoy!
55 PAGE STREET #521 | $988,000 Transparent Price
1 Bed, 1 Bath, 746 sqft (Listing Details)
55 Page Street #521 is marketed and listed exclusively by cooperating broker Coldwell Banker Realty. Listing photos above courtesy of SFAR MLS.
It’s been nearly two years since any market-rate 1-bed condominium at 55 Page Street sold for less than $1 million (that was 55 Page Street #515 which has no private outdoor space; four 1-bed units have sold more recently and all fetched seven-figure prices). In May 2021, near identical unit #321 closed for $1,075,000. So, the subject property we have here looks like a pretty sweet deal! This Hayes Valley home was previously under contract but the transaction fell through — now is a second chance for one lucky buyer to scoop it up at the $988,000 “buy it now” price. Built in 2008, this pet-friendly building is just a hop-skip-jump to Hayes Street, The Hub, and Mid-Market. Contact us today for additional information and to make a winning offer.
380 14TH STREET #307 | $975,000 Transparent Price
2 Bed, 2 Bath, 800 sqft (Listing Details)
What this high-floor condominium at 380 14th Street may lack in views, it makes up for in privacy and interesting outlooks to the neighboring Greek Orthodox cathedral. Moreover, its north-facing orientation makes for great soft light throughout the day. The building has low turnover with only a five 2-bed homes having sold in the past three years. It’s worth noting that the unit directly above this one went for $1,102,500 in March 2019. In addition to access to a huge rooftop terrace with 360-degree city views, this Inner Mission condo comes with secure on-site parking, bicycle storage, and a separate storage locker. The seller is reviewing offers 7 February 2022 (the $975,000 transparent price is subject to overbid), so the clock it ticking for interested buyers to get their ducks in a row. The place can be shown privately by appointment: contact us.
5086-A DIAMOND HEIGHTS BOULEVARD | $970,000 Transparent Price
3 Bed, 2 Bath, 1350 sqft (Listing Details)
5086-A Diamond Heights Boulevard is marketed and listed exclusively by cooperating broker BarbCo. Images above courtesy Google Maps and SFAR MLS.
Not yet marketed to the general public, this Diamond Heights full-floor condominium can be scooped up today for $970,000. Interior photos are minimal to protect the owner’s privacy; we can assume the place could use upgrading, as it has not changed ownership in 35 years. Opportunity knocks to get it at a good price and do it up to your liking! The front deck — accessed from both the living area and primary bedroom suite — enjoys big views toward Twin Peaks and downtown. At the rear of the condo are two more bedrooms that open to a private patio. Now, you may be wondering why the price seems low for such a large home… It’s due, in part, to the hefty $1,409 per month HOA dues. Win some, lose some. Contact us today to arrange a private showing before the listing is painted, staged and put on the open market.
