If you’ve got it, flaunt it! Just steps from the Presidio’s forested knolls and postcard-perfect Lyon Street stairway, a local attraction in its own right gives plenty of love to the camera. It’s a seasonal floral splendor that is incomparable, an explosion of color that would make even the city’s painted ladies blush. And here, at 2848 Union Street, it makes an already beautiful grand home all the more spectacular.

This isn’t the first time the five-story mansion has tried to land a buyer in recent years. It spent a six-month stint as a public listing in 2022, in fact, and has been jonesing for an off-market deal ever since. Had it sold for the original $9 million ask, it would have been one of the neighborhood‘s highest-price sales that year. But, evidently, there was only one person willing to pony up that kind of dough for a property like 2848 Union Street, and they purchased another home a block away instead.

A reduction to $8.5 million in late 2022 failed to generate a deal, and the home was repositioned as an off-market opportunity at $8 million in January 2023. Needless to say, it still did not sell.

For what it’s worth, we’re going to call the current $6.75 million price a bargain. Heck, it may even result in multiple offers. It certainly suggests the seller is motivated, and any potential buyer needs only to look at these two homes around the corner to see the value. (And those are not even famous.)
