Update 3 August 2023: In a surprise early morning announcement, model home tour and pre-sale reservation appointments opened for booking at 7:30am on August 3. Within one hour, half of the time slots were booked, and by 9:15am not one remained. Contact me today to join the waitlist.

 

 

According to our sources at JS Sullivan Sales & Marketing, Inc. which is representing the developer of Maison Pacific, early access pre-sales are planned to commence the week of August 21st. Appointments to tour model homes and place a reservation will become open for booking in approximately two weeks, and will be restricted to only those persons who have obtained mortgage pre-approval from an approved lender or will provide proof of funds for a cash purchase.

Unit Mix & Pricing

One- and two-bedroom residences among the debut offering of inventory will be available for reservation on a first come, first served basis. Certain unreleased units — including three-bedroom penthouses — may possibly be reserved upon receipt of compelling offers. Exactly which units will be in the first release and official pricing will be announced August 14th — stay tuned.

Based on local market demand and broader trends, we anticipate one-beds will start from the mid-$700,000s, two-beds from $1.1 – $1.2 million, and 3-beds in the high-$2 million range and up well into the $3 millions. Monthly association dues may range from $600 to $1,000+ depending on square footage.

In all, the 44 market-rate units to be sold include:

› 21 one-bedroom (with den)

› 17 two-bedroom (with/without den)

› 6 three-bedroom

On-site secure parking will be available for purchase with all but one of the two- and three-bedroom residences. It is not offered with one-bedroom homes.

Each residence is well-proportioned with an open-concept design and modern lines, awash in natural light from floor-to-ceiling windows which — at the upper floors — frame landmark views. Notable features include den/office areas and private outdoor spaces for select units, bedrooms arranged for optimal privacy, and spacious primary suites.

Starting from approximately 683 square feet, all one-beds include a den/office area. Bathrooms feature a shower/tub combo, and hardwood flooring in the bedroom is standard in all homes. Most overlook either Polk Street or Pacific Avenue, and the remainder are oriented toward a central courtyard.

Flats with two-bed layouts measuring approximately 994 square feet occupy the coveted southwest corner of the building on all but the uppermost full floor of residences. These, in addition to a number of courtyard-facing offerings, include two full baths and a primary suite with walk-in closet. Select units come with private outdoor space and/or a separate soaking tub in the ensuite bathroom.

Also enjoying corner positions in the building are three distinct two-bed configurations with den/office areas. These homes begin at approximately 1,104 square feet. The majority have outlooks to the east or west while those on the highest floors feature a private balcony facing north toward the San Francisco Bay.

There are two bi-level townhomes with independent entries on Pacific Avenue. Each has a two-bed and two-bath layout on the upper (main) floor as well as a lower level with flexible functionality and another full bath. Starting at approximately 1,500 square feet, these are the development’s largest units aside from a very limited collection of three-bed penthouses.

Details on the three-bedroom layouts have so far been kept under lock and key. What we do know is that they comprise the totality of penthouse offerings.

More than any other local developer, perhaps, JS Sullivan is known to price new homes with the market for a timely sale. In the case of Maison Pacific, there is little doubt these homes will move fast when this strategy combines with the widespread appeal of its product, a scarcity of comparable inventory, and the seasonal uptick in sales activity typical of late summer. For what it’s worth, our assessment of buyer interest suggests a multiplicity of candidates for each of the best units.
