On the north slope of Russian Hill — among San Francisco’s seven original hills — the 800 block of Francisco Street is a prized locale rivaling the city’s most famously exclusive enclaves. Seldom are any of the thirteen fully-detached single-family residences on this illustrious span listed for sale, and eight-figure prices are all but uncommon. In fact, two homes only recently traded hands for the first time. As for 875 Francisco Street, the seller’s agent makes no exaggeration calling it a “once in a generation opportunity to acquire an heirloom property.”
Adjacent to the park-like grounds surrounding an historic 1850s mansion at the street’s crest, 875 Francisco Street was initially asking $15.5 million when it landed on the market in 2020. Subsequent price reductions failed to produce a buyer, ultimately leading it to be foreclosed upon. The 6,300+ square foot centenarian, now lender-owned, has continued to drop its list price since being reintroduced in February 2023. It’s on track for a sub-$8 million purchase — the lowest $/sqft on Russian Hill’s Gold Coast in at least 25 years.
The property is, at minimum, a cosmetic fixer sporting 40+ years of colorful style choices made by its previous owner. As it stands, a stately exterior, grand scale rooms, ornate period detail and awe-inspiring landmark views offer the makings of a premier trophy estate. A tech-forward reimagination with modernist design sensibility is certainly not out of the picture, either. For what it’s worth, a spec house by luxury developer Troon Pacific located just a stone’s throw away fetched a reported $27 million in 2020 (approximately $2,213/sqft).
