Le Petit Trianon: 5th Time Not The Charm For Landmark Mansion

Update 6 April 2022: After the listing for 3800 Washington Street was Cancelled and the MLS scrubbed of photos and marketing remarks, the property quietly traded hands for $12,650,000.

 

 

We’re not sure how many San Francisco properties are listed for sale this many times without landing a buyer, but it’s safe to say not many. “Le Petit Trianon” at 3800 Washington Street quietly slipped off the MLS earlier this month, marking its fifth failed attempt at selling. The palatial centenarian once asked $30 million, but cut its price bit by bit over the years. This last listing had it looking for $17,300,000 — a handsome figure by any account, however far less than what other trophy properties in and around under-exclusive Presidio Heights have commanded.

The 9-bedroom and 18,000+ square foot San Francisco Decorator Showcase alumnus spent a total of 373 days on market since 2019, not including multiple months when it was a for-agent-eyes-only Coming Soon listing. For context, in 2021, only 21 (19 on MLS, 2 off-MLS) single-family home sales in Presidio Heights are reported by SFAR MLS, with an average 43 days on market and $6,800,000 median sales price.

Now, we wouldn’t be surprised to see this fine specimen sell off-market. Ultra-luxury real estate in San Francisco has a way of finding buyers who favor private or otherwise under-the-radar transactions. That is, assuming the owner here at 3800 Washington Street still wants to sell.

Interestingly, the most recent MLS listing has been scrubbed of all photos and marketing remarks. That’s a departure from the previous four listings (with the same seller’s agent) which still exist in their entirety. We feel like there’s a story there. Perhaps the owner has finally given up on their agent and there’s some bad blood. You know what they say about the definition of insanity…
