198 Valencia New Homes: First Look At Condo Floor Plans

It seems like just yesterday that the corner of Valencia Street and Duboce Avenue was occupied by an Oil Changers auto repair shop. In fact, 12 months ago it was still standing, albeit shuttered and fenced off. A drive by the site today reveals a midrise mixed-use development concealed in scaffolding and sheathing, inching ever closer to its debut to eager home buyers wanting a slice of San Francisco’s Mission Dolores neighborhood.

At least one Below Market Rate unit has already landed on the MLS, but pricing and specs for all other units remain undisclosed by JS Sullivan Development — the builder behind this new 29-unit condominium community. A landing page at 198valencia.com summarizes the project:

The facade is an innovative design statement composed of crisp white panels, rich wood, concrete, and glass, creating a considered dialogue with the exuberant mix of Victorian and Art Deco neighbors. The interiors are elegantly dressed in a calm, white palate with rich wood finishes, featuring open spaces that connect to abundant light and views.

Our super sleuthing turned up floor plan renderings not yet officially released to the public for the studio, one-, two- and three-bedroom condominiums, below.

The first floor of residences is unique with four west-facing units (one Studio, two 1-Bedroom and one 2-Bedroom) featuring private outdoor terraces. Floors 2-4 are stacked and each include seven units (one Studio, three 1-Bedroom, two 2-Bedroom and one 3-Bedroom).

At the street level, commercial units front both Valencia Street and Duboce Avenue. Secure parking accessed from Duboce Avenue includes 19 side-by-side spaces (13 residential, 5 commercial, 1 residential/commercial ADA), and storage for bicycles. If JS Sullivan Development’s past projects are any indication, the residential parking spaces will be reserved for the larger homes and available for purchase separately. The 198 Valencia residential lobby is also located on Duboce Avenue.
