4353 17TH STREET | $849,000 List Price

Neighborhood: Corona Heights

4353 17th Street is listed exclusively by cooperating broker Vanguard Properties. Photos from previous listing below courtesy of SFAR MLS.

Whenever we see a house listed for a price of a condo, we are here for it!  This little 1-bed/1-bath/685sqft nugget on 17th Street above the Castro has been on and off the market since last year seeking as much as $998,000. To be fair, it looks to us like the seller overpaid for it in 2016 — which explains the failure to recapture their $915,000 purchase price (twice, in a rising market), and the new $849,000 asking price. Maybe the third time listing it will be the charm? A previous MLS entry for this house privately notes the need for foundation work, which is no small expense the next owner will get to cover. Even so, it could still be a financially-smart place to make home without being chained to HOA dues and restrictions. This house is being shown now to pre-approved buyers by appointment only: contact us. 160 SANTA MARINA STREET | $998,000 List Price

Neighborhood: Bernal Heights

160 Santa Marina Street is listed exclusively by cooperating brokers Vivre Real Estate and Keller Williams San Francisco. Listing photos below courtesy of SFARMLS.

We’re smitten by this house located in Bernal’s College Hill area, just around the corner from Cortland Avenue amenities and one block to Holly Park. The listing agents note the $998,000 listing price is a “transparent” one (i.e. not a teaser) — and that seems like a deal to us for all that this move-in ready house offers. It has a full basement and garage where the next owner can flex some creativity and possibly add legally habitable space… and value. While there’s no yard here, the flat roof is begging for a huge deck from which you may be able to capture a skyline view or otherwise soak up the sun in one of San Francisco’s sunniest neighborhoods. This house is being shown now to pre-approved buyers by appointment only: contact us. See all the property details here.

1782 REVERE AVENUE | $749,000 List Price

Neighborhood: Bayview

1782 Revere Avenue is listed exclusively by cooperating broker Engel & Voelkers San Francisco. Photos below courtesy of Google Maps.

As one of the last “affordable” areas in San Francisco, we’re bullish on Bayview. As with any neighborhood, desirability can change dramatically from one block to the next; this house sits near the top of Revere Avenue which affords it a nice view from the east-facing deck while being just one block from the 3rd Street amenities and Muni lightrail. The house immediately to the south is set back from the street, making for plentiful natural light. While the home is in original condition (public record shows it is 2-bed/1-bath/1075sqft), a buyer willing to complete a value-add remodel would be well served to take advantage of the basement and attic space as much as possible. As an example of what could be achieved, check out 1776 Revere Avenue a few doors down which sold for $1,350,000 in 2018. This house is priced to be bid up from $749,000 and is being shown now to pre-approved buyers by appointment only: contact us.
