San Francisco has plenty of unique properties worthy of our attention – and when one comes along with as much historical significance as 325 Capp Street, we are absolutely here for it.
You may mistake this diminutive Inner Mission property for a garage or in-law apartment at first pass, if you notice it at all. An unremarkable single-story facade flanked by a simple iron gate is hardly eye-catching. But what lies behind that gate is actually three identical free-standing 1-bed/1-bath/600sqft bungalows dating back to one of the city’s most pivotal times.

Documentation on record with the San Francisco Planning Department sheds light on the significance of this curious compound:
On August 30, 1906, a mere four months after the earthquake and fires devastated most of San Francisco’s buildings, infrastructure, and economy, construction began on these small cottages on a lot that appears to have been located at the very edge of the firestorm. They were constructed by the Pacific Coast Bldg. Co., who were located nearby at 2203 Mission Street, for W.J. Little, who lived at nearby 427 Capp Street. These wood-frame, wood-clad dwellings were erected on brick foundations at a cost of $700 each. They were arranged as a bungalow court, lined up one behind the other on a deep narrow lot with entrances that faced sideways along a common access path.
It turns out that 325 Capp Street is part of the Capp and Howard Streets Mid-Block Fire Line Historic District.
Our sleuthing revealed this property has not been offered for sale in more than a half century. At the time of writing this, 325 Capp Street is not being marketed to the public – you’re getting first word of it right here!
The listing agent states two of the three homes are tenant-occupied and the remaining one is vacant (its interior appears to be mostly original and in good shape). Priced at $1,450,000.
