July 2022 was a banner month for ultra-luxury real estate in the city. A $34,500,000 mansion on the Gold Coast is now the year's highest sale, and the second highest ever in San Francisco.
San Francisco’s ultra-luxury real estate market is untouchable. At least it appears that way. In spite of economic volatility and the shift toward a buyer’s market, July 2022 produced three of the city’s priciest home sales. EVER. And, comparing these notable trades to last year’s record-holders, there’s reason to believe that property values in this most elite bracket still have plenty of room to run.

Last month, we reported a $29,000,000 sale at The Summit on Russian Hill. The storied penthouses — legally two distinct dwellings however previously owned by a single party and sold together — set an all-time high price for condominiums in San Francisco. At the time escrow closed on 18 July 2022, it was thought to also be the most expensive real estate transaction in the city so far this year (and it is, according to sales on file with NorCal MLS Alliance).

One week later, however, The Real Deal revealed Mark Zuckerberg had unloaded his Mission Dolores abode. The $31,000,000 private deal was recorded with the city on 1 July 2022. It’s not the most expensive home ever sold in San Francisco (that honor goes to this Gold Coast mansion traded last year), but it is among the top handful. It’s also eight figures richer than the previously priciest house to change hands in the neighborhood per MLS data. And, for a few days, it was the bona fide titleholder of 2022’s Top Sale.

Then came 2790 Broadway Street in Pacific Heights. On 11 July 2022, the stately 14-room Beaux Arts residence was purchased privately for a staggering $34,500,000. It is believed to now be the fourth highest-price home ever sold in San Francisco. It joins at least five other properties that have sold for $30+ million on the uber-exclusive stretch of Broadway Street between Divisadero and Lyon Streets aptly known as Billionaire’s Row.

The home’s well-to-do buyer — identified on the grant deed as Sprinkle Wonderland LLC — is linked to the Glazer family whose late patriarch Malcom Glazer was worth an estimated $4.7 billion when he passed in 2014. Today, the family’s fortune includes ownership of commercial real estate giant First Allied Corporation, the Tampa Bay Buccaneers football team, and Manchester United soccer club. They’re only the latest in a long line of noteworthy personalities attached to this world-class property.

According to SF Gate, the 12,000 square foot mansion was designed by Arthur Brown, Jr. who is also architect of City Hall and the San Francisco Opera House. Frank Fuller, Jr., heir to the Whittier and Fuller paint and glass empire, took up residence at 2790 Broadway Street in its early days. Later, it was home to James D. Zellerbach, an industrialist and U.S. Ambassador to Italy. The house was most recently owned by prominent modern art collectors Norman and Norah Stone, whose “playful sense of style” was featured in Architectural Digest.
