And Just Like That, Record $32 Million Sale Ends Feverish 2021

2021 was a feverish year — and we’re not talking about personal COVID symptoms. In this pandemic era, market dynamics pushed San Francisco single-family home prices to new highs and gave a huge boost to number of units sold (all residential property types). According to data reported by SFAR MLS, a total 7,619 homes sold last year in the city. That’s the greatest number in at least 15 years! And one of those closed escrow on 30 December 2021, just in time to secure its place among the year’s Top 5 most expensive homes sold: 2582 Filbert Street in Cow Hollow, purchased for $32,000,000.

Residence 2582, as it is called, built by Troon Pacific is 12,200 square feet of world-class luxury (and eligible for LEED Platinum certification, by the way). Hand-textured stone and artisan-cast glass, state-of-the-art air filtration, and a 72-foot lap pool are just a few of this 6-bedroom trophy mansion’s design highlights. Then there’s the view: an unobstructed panorama from the Golden Gate Bridge across the city’s north side to Russian Hill, with the Marin Headlands and Alcatraz in between.

Had it sold for the $46 million list price, it would have been the priciest home ever in San Francisco. Alas, that title is retained by an earlier 2021 sale (2920 Broadway Street, below). 2582 Filbert Street is however the most expensive home ever sold in Cow Hollow, and the second highest sale of the year.
