The Oak: First Release Of New Condos Imminent
Last week we caught a surprise sponsored story on Instagram wherein The Oak announced it is Now Selling. Why the surprise? It is not actually selling yet. (Seems the sales team is anxious to get this project moving.)
We’ve been tracking progress at this Hayes Valley condo development for the past several months, however, and can make our own assessment that it is almost ready for its close-up. That was confirmed this morning when The Oak sales team sent an email blast to market insiders with the subject line: The Oak Is Coming Soon!
In part, the email reads:
A new statement piece is coming soon to define the Market Street skyline. The Oak, beautifully designed by Handel Architects, features two 12-story towers that are connected by glass-enclosed Sky Bridges and crowned by two expansive roof decks.
Located at the nexus of Hayes Valley and South of Market, The Oak brings design-forward residences to San Francisco’s most livable and walkable neighborhood. Each home features floor-to-ceiling windows and a rich palette of interior materials.
The Oak’s onsite Sales Gallery will soon open its doors. You will be the first to know more about our opening details and the first to see our model residences and stunning amenity collection.
When this development’s units hit the market, they’ll join a glut of brand new homes in the Hayes Valley / Mid-Market / South of Market triangle (as well as newer homes there that aren’t having much luck reselling, like this one at One Franklin and these at Stage 1075).
› To the northeast, Serif (960 Market Street at Turk Street) is still working its way through its first release of residences from about a month ago. See Sales Begin At Serif for pricing and home buyer incentives.
› Due east and deep in SoMA, The Quinn (345 8th Street at Folsom Street) is readying to debut this summer. Pricing will start in the $600,000s.
› At the center of the triangle, OneEleven (588 Minna Street at 7th Street) can’t seem to keep its surrounding sidewalk free of the area’s colorful transient (or encamped, often) population.

To be fair, The Oak does have at least a couple advantages over its new construction competition. For one, it enjoys the cachet of a Hayes Valley address. Secondly, it scored a goldilocks location in The Hub: far enough from the sketchy side of Mid-Market, and close enough to the Van Ness corridor and every mass transit option.
If there is one drawback to making home at The Oak, it’s the years-long pipeline of construction projects within a one block radius:
› 98 Franklin Street, a 37-story tower adjacent to The Oak has filed permits to begin construction
› One Oak, a 40-story tower also adjacent to The Oak has been approved
› 30 Van Ness, a 47-story highrise expected to break ground this year
› 10 South Van Ness Avenue, a 55-story mixed-use complex across the street is proposed
