The market is heating up in San Francisco! As we reported earlier this month, open houses are booming, bidding wars are back, and prices are trending up. While the number of New Listings hitting the market last month is unchanged from a year ago, Pending Sales clocked an impressive 39.9% increase. At the same time, the Median Sales Price rose 7.2% year-over-year — fresh record highs are around the corner.
Accordingly, successfully pitching under-ask offers is quickly becoming a thing of the past. Ten of the 15 biggest underbids accepted in recent weeks, below, came for homes on the market 100+ days. Such listings presently account for less than one-third of Single-Family and Condo/TIC/Coop inventory citywide.
