Glass House Looks to Shatter Record (Again) On Potrero Hill

Fresh on the market and poised to sell for $10+ million, the modernist masterpiece at 1740 20th Street would raise the bar for Potrero Hill home prices. Calling all cash buyers!
Update 19 September 2022: 1740 20th Street has been reduced by more than $1 million to $8,700,000.

The last time 1740 20th Street changed hands (for a reported $9,500,000 in a September 2015 off-market sale), it trounced Potrero Hill‘s previous price record holder by almost $6 million. To date, no residential property has come close to touching that staggering sale price, according to data reported by SFAR MLS. It wasn’t until earlier this year, in fact, that any other single-family home even surpassed the $5 million mark.

Now, this stunningly gorgeous mid-century-meet-21st-century masterpiece has just landed on the market for $9,995,000 and could well be the neighborhood’s first EIGHT-FIGURE deal.

1740 20th Street is marketed and listed exclusively by cooperting broker Sotheby’s International Realty. All listing photos courtesy of SFAR MLS.

Built in 1948 by architect FJ McCarthy, the Kellogg House — named for its original owner — began its life as a two-level 2-bed / 2.5 bath dwelling. In the 45 years that followed, the home remained in largely original condition, described in a 1993 listing as being in “pristine condition, with large decks and exquisite landscaping.”

Fast forward to 2015, a dramatic reimagining of 1740 20th Street had elevated it to the modernist marvel it is today. At the direction of serrao design/architecture, the home gained a full-floor pent-level primary suite with covered terrace, third bedroom, wellness retreat and outdoor shower, decks galore, and a whole lot of louvers. With a nod to distinctively Californian design, every room invites indoor/outdoor living.

hey, home buyer

Winning in a real estate market as dynamic as San Francisco’s calls for hyperlocal expertise. We earn our clients' business every time. No pressure, just experience.

Tap that icon to the right. Let's talk.

Plain and simple: This is the dazzling million-dollar view that puts Potrero Hill real estate on the map.

A property as eye-catching as 1740 20th Street is sure to draw a lot of interest. And while other San Francisco single-family homes at this top-tier price point aren’t exactly flying off the shelf, there are exceptions. Those that check the boxes for location, character, condition and pedigree are a hot commodity. We’ve spotlighted a few of them here at The Market Insider:

› 722 Steiner Street: This picture-perfect restored and updated house in historic Alamo Square, formerly home to the builder of the world-famous Postcard Row Painted Ladies, was listed for $5,750,000 and sold for $6,000,000 — all cash — after 14 days.

› 201 Buena Vista Avenue East: Across from Buena Vista Park, this grand Victorian mansion with a history of noteworthy owners fetched more than $1 million over its $6,995,000 list price to close at $8 million — all cash — after 9 days.

295 Sanchez Street: In the Castro, this state-of-the-art home originally built in 1917 by the founder of the San Francisco Teamsters sold over list price for $7,125,000 — again, all cash — after 10 days.

For what it’s worth, single-family home price appreciation in Potrero Hill from September 2015 thru April 2022 suggests the current value of 1740 20th Street is well above $10 million. The question is: Will this exquisitely unique property inspire one eager buyer to make an over-asking offer?
