$500K & Under: Ten SF Condos Listed For Sale
Believe it or not, you don’t have to be a millionaire to get a piece of San Francisco real estate. Opportunities exist right now to become a homeowner without having a six-figure income, in fact, and without putting down more the standard 20 percent with conventional financing. And, no, we’re not talking about Below Market Rate units.
A market-rate condominium purchased for $500,000 with a 30-year mortgage at 5.11%* interest equates to approximately $3,400 in monthly housing expenses, assuming 1.2% annual property taxes, a $1,500 annual insurance premium and $600 per month HOA dues. While this is a simplified example and there are exceptions, applying these figures to the 43 percent debt-to-income guideline for conforming loans (up to $980,700 in San Francisco in 2022) means a borrower may qualify with an approximate $95,000 gross annual income.
