Noir SF Condo Listings Return With New Prices, New Broker

We’ve previously written about Noir and all that makes this luxury condominium development a standout: full-floor layouts, impeccable craftsmanship, handsome high-end finishes, in-unit elevator access, private outdoor spaces, expansive views and a buzzing north-side location that hits all the right notes. To be totally honest, we expected this place to be sold out by now.

Alas, the boutique collection of seven homes has managed to unload only one unit to date (below list price — ouch!). Another unit (Residence Quatre) meanwhile slashed $500,000 from its initial offering price before it and all other remaining residences were pulled from the market late last year.

Today, two of the remaining six homes landed on the MLS, with more price reductions and now listed exclusively by cooperating broker Compass. That’s right. In a rather peculiar move, JS Sullivan Development — the builder behind this project — has canned its own in-house sales team after 6+ months on the job here.

First up, 1523 Franklin Street #301 (Residence Trois) has been marked down to $2,895,000 $439,000 off its price six months ago.
