88 At The Park Condo Sales Pushed To Fall 2021

Update 14 September 2021: 88 at the Park now anticipates opening its sales center in February 2022. Meanwhile, another new development that was to begin selling this Summer has finally opened its doors: The Oak.

 

One of a handful of new residential condominium projects in San Francisco slated to begin selling this summer, 88 at the Park in Potrero Hill has announced via Instagram that it will now debut this fall. But it’s not alone in being delayed. At the time of publishing this piece, no new developments except Noir have begun selling. What gives?

Perhaps part of the answer is a strategic one. The condo market was disproportionately impacted by the pandemic. Sales data reported to the SFAR MLS from July 2021 reveals the median price is down 2.5% year-over-year (compare with single-family homes, up 15.8%). As people return from their adventures in remote working, the demand for housing will surely tick up and put upward pressure on prices. So it would seem time is on the side of condo sellers in that respect. (However, the SF real estate market as a whole historically slows as the holiday season approaches — but maybe we shouldn’t be betting on normalcy these days.)

Then there’s the ongoing logistical challenges exacerbated by the pandemic. Most obvious is the widespread labor shortage across the board. Beyond that is the ever-growing backlog of tasks at the San Francisco Department of Building Inspection… not to mention the corruption investigation there.
